1. Workmanship Warranty

1.1 Standard Workmanship Coverage

We warrant that all work performed by Idaho Bros Curb and Landscape will be completed in a professional and workmanlike manner, free from defects in workmanship, according to industry standards.

Coverage Period:

Concrete Work (flatwork, curbing): 2 years

Retaining Walls: 3 years

Pavers: 2 years

Fencing: 2 years

Sprinkler Systems: 1 year

Grading and Drainage: 1 year

General Landscaping Installation: 1 year

1.2 What We Cover

During the warranty period, we will repair or correct any defects in our workmanship at no charge, including:

Structural failures due to improper installation

Separation of materials caused by installation errors

Failed joints or connections due to improper technique

Grading issues that cause improper drainage (when caused by our work)

Sprinkler system failures due to installation defects

1.3 What We Don't Cover

Our workmanship warranty does not cover:

Normal wear and tear

Damage from misuse or neglect

Damage caused by third parties or subsequent contractors

Damage from acts of God (earthquakes, floods, severe storms, freezing/thawing)

Damage from improper maintenance

Modifications made by others after project completion

Issues arising from client-provided materials or specifications

Settling or movement due to soil conditions beyond our control

Damage to underground utilities not properly marked

Issues disclosed and accepted by client during project


2. Plant Material Warranty

2.1 Plant Survival Guarantee

We warrant that plants installed by Idaho Bros Curb and Landscape will be healthy and free from disease at the time of installation.

Coverage Period: 30 days from installation

2.2 Conditions for Plant Warranty

Plant warranty coverage requires:

Client follows all provided care instructions

Adequate watering per our specifications

No modifications to irrigation or drainage systems

No use of harmful chemicals or herbicides near plants

Protection from pets and foot traffic during establishment

2.3 Plant Warranty Exclusions

Plant warranty does not cover:

Death or damage due to insufficient watering

Extreme weather events (hard freezes, heat waves, hail, wind)

Pest or disease infestation occurring after installation

Damage from animals (deer, rabbits, insects)

Failure of client to follow care instructions

Natural seasonal changes (leaf drop, dormancy)

Perennials that naturally die back in winter

2.4 Plant Replacement

Covered plants that die within the warranty period will be replaced once at our cost during the next planting season. We do not guarantee replacement plants beyond the initial replacement.


3. Sod Warranty

3.1 Sod Coverage

We warrant that sod installed by Idaho Bros Curb and Landscape will be healthy and properly installed.

Coverage Period: 14 days from installation

3.2 Sod Warranty Conditions

Sod warranty requires:

Client follows all watering instructions precisely

Sod kept moist for first 2 weeks (typically daily watering)

No foot traffic for first 2 weeks

No mowing until roots establish (typically 2-3 weeks)

3.3 Sod Warranty Exclusions

Sod warranty does not cover:

Death due to under-watering or over-watering

Damage from pets, children, or foot traffic

Disease or pest infestation after installation

Extreme heat or cold weather events

Irrigation system failures (if not installed by us)

Areas where client modified watering schedule


4. Material Warranties

4.1 Manufacturer Warranties

Many materials we install come with manufacturer warranties. We will provide you with all applicable manufacturer warranty information and assist with claims when possible.

Common Manufacturer Warranties:

Pavers: 25 years to lifetime (varies by manufacturer)

Retaining Wall Blocks: 15 years to lifetime (varies by manufacturer)

Fence Materials: 5-20 years (varies by material and manufacturer)

Sprinkler Components: 1-5 years (varies by component)

Sod: No manufacturer warranty

4.2 Material Defect Coverage

If materials prove defective due to manufacturing defects, we will:

Assist with manufacturer warranty claims

Coordinate replacement of defective materials

Reinstall replacement materials at no charge if covered under our workmanship warranty period

4.3 Material Selection

Client-selected materials or materials specified by client that differ from our recommendations may have different warranty coverage. We will inform you of any warranty implications before installation.


5. Concrete-Specific Warranty Terms

5.1 Concrete Characteristics

Concrete is a natural material subject to certain characteristics that are NOT considered defects:

Normal Concrete Behavior:

Hairline cracks: Cracks less than 1/16" wide are considered normal

Color variation: Shading differences in concrete are natural and expected

Efflorescence: White powdery residue is a natural occurrence and will fade

Surface scaling: Minor surface flaking may occur and is cosmetic only

Control joints: Intentional joints designed to control cracking location

5.2 Concrete Warranty Coverage

We warrant concrete work against:

Structural cracks: Cracks exceeding 1/4" in width

Major settling: Settlement exceeding 2" causing safety hazards or water pooling

Spalling: Severe surface deterioration due to improper installation

Complete failure: Structural breakdown of concrete

5.3 Concrete Warranty Exclusions

Concrete warranty does not cover:

Cracks less than 1/4" wide

Cracks at intentional control joints (working as designed)

Color variations or discoloration

Minor settling (less than 2")

Damage from freeze-thaw cycles (use deicing products sparingly)

Damage from vehicles exceeding design specifications

Staining from leaves, fertilizers, or chemicals

Damage from modifications by others

Issues arising from inadequate site drainage not caused by our work


6. Sprinkler System Warranty

6.1 System Coverage

We warrant sprinkler systems against defects in installation and proper operation.

Coverage Period: 1 year from installation

Leaking pipes or fittings due to installation errors

Improper head placement or coverage

Valve failures due to installation defects

Controller programming issues

Damage from freezing due to inadequate winterization

Damage from lawn aeration, landscaping, or construction

6.4 Maintenance Requirements

System must be properly winterized annually to maintain warranty coverage. We offer winterization services for an additional fee.


7. Retaining Wall Warranty

7.1 Structural Integrity

We warrant retaining walls against structural failure when properly designed and installed.

Coverage Period: 3 years from installation

7.2 What We Cover

Wall collapse or major leaning (exceeding 2" per 4' of height)

Block separation due to installation errors

Drainage system failures caused by improper installation

Foundation failures due to inadequate base preparation

7.3 What We Don't Cover

Minor shifting or settling (less than 1")

Efflorescence (white mineral deposits)

Color fading from sun exposure

Damage from tree roots or plant growth

Erosion behind wall due to lack of vegetation or client modifications

Damage from excessive water flow not present during installation

Walls undermined by client landscaping or digging

Damage from earthquakes or ground shifting beyond design specifications

7.4 Engineering Requirements

Walls exceeding 4 feet in height require engineering certification. Engineered walls carry manufacturer's structural warranty (typically 20+ years) in addition to our workmanship warranty.


8. Fence Warranty

8.1 Fence Coverage

We warrant fencing against defects in installation and structural integrity.

Coverage Period: 2 years from installation

8.2 What We Cover

Post settling or leaning due to improper installation

Gate sagging caused by installation errors

Board or panel separation from improper fastening

Hardware failures due to defective installation

8.3 What We Don't Cover

Wood warping, splitting, or cracking (natural wood behavior)

Color fading or graying from weather exposure

Damage from wind exceeding 60 mph

Damage from fallen trees or branches

Rot at ground level (natural wood degradation)

Damage from pets, vehicles, or lawn equipment

Issues from client modifications or additions

8.4 Wood Fence Expectations

Natural wood will weather, warp slightly, and change color over time. These are natural characteristics, not defects. Regular staining/sealing (client responsibility) extends fence life.


9. Paver Warranty

9.1 Paver Installation Coverage

We warrant paver installations against defects in base preparation and installation technique.

Coverage Period: 2 years from installation

9.2 What We Cover

Significant settling (exceeding 1")

Paver separation from improper joint sand

Edge restraint failures

Drainage problems caused by improper grading

9.3 What We Don't Cover

Minor settling or shifting (less than 1")

Individual paver breakage from impacts

Color fading from sun exposure

Efflorescence (temporary white haze)

Staining from leaves, rust, or spills

Weed growth in joints (preventable with proper maintenance)

10.4 Maintenance Requirements

Water features require regular maintenance including:

Removing debris regularly

Treating algae as needed


11. Boulder Placement Warranty

11.1 Boulder Coverage

We warrant boulder placements against significant movement or instability.

Coverage Period: 1 year from installation

11.2 What We Cover

Boulders rolling or shifting more than 6"

Boulders tipping due to improper placement

Erosion around boulders caused by inadequate drainage

11.3 What We Don't Cover

Minor settling into soil (natural and expected)

Slight rotation or movement less than 6"

12. Warranty Claim Process

Emergency issues (water leaks, safety hazards): 24-48 hours

Non-emergency issues: 5-7 business days for inspection

Repairs: Scheduled based on weather, material availability, and severity

12.4 Seasonal Limitations

Some warranty repairs can only be performed during appropriate seasons:

Concrete work: Above 50°F, no freezing forecast

Plant replacements: Spring or fall planting seasons

Sod replacement: Spring or fall

Most other work: Weather permitting


13. Warranty Limitations

13.1 Transferability

This warranty is non-transferable and applies only to the original client. Warranty does not transfer to subsequent property owners.

13.2 Warranty Voidance

This warranty becomes void if:

Payments are not made per contract terms

Client makes unauthorized modifications to installed work

Property is altered in ways that affect our work

Client refuses to allow inspection or repair

Required maintenance is not performed

Work is modified by other contractors without our approval

13.3 Exclusive Remedy

Repair or replacement of defective work is our sole obligation and your exclusive remedy under this warranty. We are not liable for consequential damages, including but not limited to:

Property damage beyond the installed work

Lost time or inconvenience

Lodging or relocation costs

Lost landscaping or property value

Emotional distress

13.4 No Other Warranties

This written warranty is the complete and exclusive warranty provided by Idaho Bros Curb and Landscape. We make no other warranties, express or implied, including warranties of merchantability or fitness for a particular purpose.

14.1 Client Maintenance Obligations

To maintain warranty coverage, clients must perform reasonable maintenance:

Concrete & Pavers:

Keep surfaces clean

Avoid deicing chemicals that damage concrete

Address drainage issues promptly

Seal as recommended

Sprinkler Systems:

Adjust heads and zones seasonally

Winterize system annually

Check for leaks regularly

Keep heads clear of debris

Landscaping & Plants:

Water per instructions

Mulch beds annually

Prune as needed

Control weeds

Retaining Walls:

Ensure drainage systems remain clear

Address erosion promptly

Maintain vegetation above wall

Avoid excavation near wall base

Fences:

Seal/stain wood fences every 2-3 years

Keep vegetation away from fence base

Check for loose boards or hardware

Address minor issues before they worsen

Water Features:

Clean pumps and filters monthly

Maintain water levels

Remove debris regularly

Winterize properly
